RESIDENT MANAGER’S JOB DESCRIPTION<\/p>\n

EXHIBIT 2011-A<\/p>\n

1.\u00a0 Because of the nature of your life circumstance, you would be available to be around the property most of the time.<\/strong>\u00a0 Not necessarily working at the property, but just there in case of an unforeseen emergency.<\/p>\n

2.\u00a0 Days off duty will be two days per week<\/strong>, at manager’s discretion, based on the needs of the property.\u00a0\u00a0 Resident manager will attempt to inform the Property Manager of his schedule to insure that property is adequately supervised in his absence.<\/p>\n

3.\u00a0 Maintaining your apartment in immaculate condition<\/strong>, as yours will often be the first impression formed by potential applicants.<\/p>\n

4.\u00a0 Using daily walks around the grounds, Keep the grounds clean.\u00a0 Keeping management and rental signs appropriately displayed.<\/strong><\/p>\n

5.\u00a0 To enforce the house rules<\/strong> uniformly and fairly to all residents.<\/p>\n

6.\u00a0 To collect rents and deliver these to the Beven & Brock office<\/strong> on the 2nd of the month (or first business day after the 2nd<\/sup>).\u00a0 To prepare and\/or serve late notices or other papers as needed.<\/p>\n

7.\u00a0 To insure that the landscaping is adequately watered<\/strong>.<\/p>\n

8.\u00a0 To insure that the property is well lit at night<\/strong>.\u00a0 Re-set timers, and replace light bulbs<\/strong> when needed.<\/p>\n

9.\u00a0 To inspect the property<\/strong> several times each week to insure that there are no dangerous conditions.<\/strong><\/p>\n

10\u00a0 To report each week to this office on the status of the property.<\/p>\n

11. To do minor \u201cfix-it\u201d repairs such as re-setting garbage disposals or using a \u201cplunger\u201d on a stopped-up toilet.\u00a0 To promptly relay any maintenance\/repair needs beyond your ability to the appropriate handy-person or tradesman<\/strong>.\u00a0 To monitor the work of the tradesmen.\u00a0 Soliciting bids for significant projects.<\/p>\n

12. To consult with the Beven & Brock office as needed to approve bills from your complex for payment.<\/p>\n

13. Manage apartment turn-overs<\/strong>.\u00a0 Calling and scheduling with required vendors.\u00a0 Soliciting bids for significant projects.<\/p>\n

14. Placing inter-net ads, taking calls, showing apartments<\/strong> to prospective tenants.\u00a0 Screening tenants<\/strong>.<\/p>\n

15. Calling in credit checks, filling out rental contracts, executing receipts for payments received if requested<\/span>.<\/strong><\/p>\n

16. Managing and accounting for the inventory of tools, spare parts, drapes, and appliances.<\/strong><\/p>\n

17. Manager agrees to wear appropriate protective work clothes when working, to use proper tools for the job.\u00a0 If a ladder is required (as when changing over-head light-blubs) manager will use the proper ladder for the job.<\/p>\n

18. Promoting the good image of your building and Beven & Brock<\/strong>.\u00a0 To treat all tenants and vendors fairly, ethically, and respectfully.<\/p>\n

Extra pay:\u00a0 for work done that is in excess of the items mentioned above, the resident manager will be paid as follows, on prior agreement with your property manager: cleaning, $10 per hour.\u00a0 Painting, $12 per hour.\u00a0 Electrical or plumbing or other categories requiring specialized tools, $15 per hour.\u00a0\u00a0 For any other categories of work, please see your property manager.<\/strong><\/p>\n
